The successful “spec” development needs the correct combination of a knowledgeable broker, building team (architect, builder, interior designer and owners representative) and superior marketing ability. As an Aspen real estate broker who owned his own brokerage for many years, and has successfully developed since 1994, I offer all of those from one source.
In keeping with the demands of our evolving market I successfully completed my Eco Broker certification in 2007.
My first development, Lacet Subdivision, was a great success! This exclusive 6-lot subdivision on the East side of Aspen sold out shortly after approvals were granted. The developers who purchased vacant land there experienced great profits.
My first single-family home “Salamanzar”, built in Lacet Subdivision, sold for $1,900,000 one month prior to receiving a Certificate of Occupancy.
My second single family home “Balthazar”, built in Siverlode Subdivision, sold approximately 30 days after receipt of Certificate of Occupancy for $3,300,000.
My third luxury home, “L’ Hermitage” sold for $7,000,000. This 9,000 square foot house was built at Aspen Highlands in “old world” style with 100 year old beams and exquisite finishes.
L’ Hermitage was intended for the discriminating homeowners who want a house that functions beautifully if you only want to live on one floor, and still have the ability to entertain the most elegant guests as well as provide exquisite accommodations to your important friend, relatives, and visitors. With three master suites, a large activity room, and a private caretaker’s apartment, this well designed house allows for great separation between accommodations and yet flows exceptionally well.
In 2009 I completed remodeling an original Victorian located on the Roaring Fork close to downtown Aspen. Despite a significant downturn in the real estate market, this duplex sold for $4,250,000 shortly after being placed on the market. As a seller concession, selling price included leasing back 1/2 of the duplex for 2 years!
